Conceptual development of three new out-of-the-ground buildings on an existing lot that was a former school in Springfield, Massachusetts.  The three buildings would consist of two smaller retail buildings and one multi-story residential apartment building, which would be approximately 120,000 square feet and contain 84 units in three stories over a grade level parking garage.  The two smaller retail buildings would be one level at 7,500 and 3.000 square feet, respectively.
